Project Delivery Methods

General Contracting

As the construction industry’s most typical and traditional project delivery method, General Contracting allows the Owner to contract directly with the Design Team, and then competitively bid to General Contractors such as Tektōn. This method allows for a 3-phase project delivery which consists of (1) Design (2) Bid (3) Build. Upon completion of the bid phase and award of the project, Tektōn works closely with the Design Team and Owner to successfully build the project.

Design-Build

As the leading Fast-Track project delivery method necessary for delivering projects in a more timely and efficient manner, Design-Build allows the Owner to contract directly with Tektōn for the Design and Construction. This method allows the Owner to engage in a single source contract with Tektōn for all Design elements as well as Construction, all the way through to completion of the project. With Design-Build, the Contracting Team has the opportunity to engage in the design early on, which is beneficial as a result of Tektōn’s extensive construction experience, ultimately leading to a shorter project duration and increased quality of the project.

Construction Management

Construction Management affords the Owner the opportunity to engage with Tektōn during both the Design and Construction phases, where Tektōn acts as the Owner’s Representative during all phases of Design and Construction. As with Design-Bid-Build (General Contracting), Construction Management separates both design and construction. The Owner will contract directly with a separate Design Team, but Tektōn (Construction Manager) will be involved from the beginning of the design process, and then also manages all aspects of construction. Ultimately the Owner benefits from a Fast-Tracked Delivery Process, Guaranteed Maximum Price and Guaranteed Project Deadline, where the Construction Manager (Tektōn) is invested in reducing overall costs and keeping the project on schedule, ultimately helping the Owner to meet their project goals.
